Pre-Listing Services
Broker Price Opinion (BPO)
We provide pre-foreclosure drive-by BPOs for asset management companies and lenders upon request. Our reports reflect honest valuations based on true comparables. We efficiently service a wide geographic area including rural locations. Our expertise goes well beyond the typical "cookie-cutter" neighborhoods.
Initial Assignment Services
Occupancy Report
Within 24 hours of confirmation for new assignments, the property is inspected to determine occupancy status.
If occupied, we make every effort to make face-to-face contact with the occupant. If an interview is not possible, signs are posted at the property with instructions to contact us immediately. Details are promptly forwarded to the sellers' eviction specialist.
Secure / Rekey Vacant Properties
In accordance with sellers' instructions, vacant properties are:
* Immediately rekeyed and secured.
* Utility companies are contacted at once.
* Bids are solicited for trashout, initial cleanup and lawn maintenance, etc.
* Broken doors / windows are boarded per sellers' instructions.
* Sellers' 3rd party vendors are contacted, when appropriate.
Interior BPO / Valuations
We will provide an accurate, detailed interior valuation in accordance with your guidelines. Typically within 72 hours, your order will be completed using your platform or vendor specific product. Rush orders are available when required. Interior valuations include a through evaluation regarding the property's maintenance and repair needs, as well as our recommendations to address marketability and merchandising issues. Detailed, digital photos are provided documenting our report. Comparables are throughly researched to provide a true value.
Behind-the-Scene Services
In addition to seller-assigned tasks, we immediately start gathering additional information on the property, including:
* Property Tax status, owner of record, etc.
* Obtaining plat drawings, etc, if available.
* Homeowner Association information and account status.
* Outstanding utility bills, if any, that require attention prior to connections.
* Closely monitoring sellers' 3rd party vendors for proper completion of services.
On-Going Services
Our office maintains an up-to-date "preferred" vendor list to provide timely estimates and services for REO properties. To the best of our ability, services provided by these vendors are closely monitored for proper completion and documentation. Invoicing for these services is submitted to the seller by our office.
Initial Trashout / Cleanup / Lawn Maintenance, etc.
Within 24 hours confirmation of vacancy, we will contact one or more vendors and request bids.
* Initial Trashout: consists of, but not limited to: removal of all interior and exterior debris and
discarded personal items. Broom clean interior.
* Initial Cleaning: includes, but not limited to: professional cleaning of hard flooring surfaces, cabinets,
fixtures and appliances, as appropriate.
* Initial Lawn Maintenance: includes, but not limited to: removal of downed limbs and sticks as needed;
lawn cut, trim, rake as needed; hedge/bushes trim as needed.
Regular Maintenance
Regular property inspections ensure maintenance is kept up on the property, regardless of vendor. We monitor seasonal conditions and respond accordingly for lawn care, snow removal and winterizations.
Routine Tasks
Email is monitored throughout the day for incoming messages and system-generated tasks. Property expenses are paid and reimbursement requests are submitted by our staff on a regular basis. Periodic property inspections are performed in accordance with sellers' guidelines.
Marketing the Property
Maximizing Exposure
We list all properties in the BLC (formerly MLS) and Realtor.com. Our company website and additional postings provides syndication to more than 30 on-line venues. Exposure is maximized by using multiple property photos, extensive BLC details and virtual tours. Additional exposure is generated thru our real estate e-newsletter; as well as website hotlinks from email, Facebook, etc. Local print media, property flyers and recognized property signage allow for traditional contact from non-internet savy buyers and on-the-spot drive-by inquiries.
When marketing unique and/or aggressively price properties, we often attact buyers from coast to coast. Our reputation for servicing residential, rural and recreational properties makes for a larger pool of buyers.
Flexible Office Hours - Convenient Showings
Our team is easily accessible during reasonable hours by cell phone or voice mail. Office phones are answered after office hours and on weekends, etc. We make accommodations for buyers schedules and provide superior showing accessibility to other agents. For security purposes, buyers are not given access codes and must view the property with an agent.
Reports
Our staff prepares status reports within the timeframe specified by your company. We maintain a shared calendar and set-up email reminders of recurring tasks. Keeping asset managers well-informed and satisfied is one of our priorities. We will gladly provide you with additional documentation if requested.
Contract to Closing - Our Mutual Goal
Documents
The listing agent reviews all purchase agreements for items that require recommendations or explanations to the seller. The listing agent or his representative attends closings and reviews the HUD statement for accuracy. Property documents are retained by the listing broker.
